County Zoning Tip


County zoning can restrict the minimum size of an acreage to allow an effective septic system. If you have a different use in mind, meet with the County Engineer before the sale. There are also building set back requirements. New driveways need to meet line-of-site requirements and some areas prohibit new driveways. Please check with your County Engineer first.

WHEN BUYING LAND, BEWARE OF:

Who owns what fence? When buying land, check at the County Recorder’s office to see if any agreements have been recorded. If not, stand on the land and face your neighbor. The right half of the common fence would normally be yours if you bought the land. A much better approach is to get the existing agreement from the seller and make your offer contingent on the arrangement. After the sale it can be too late.

 

Why Buy A Place In The Country?

1. Privacy.
2. Relaxation; great place to unwind with the family and friends.
3. Hunting; develop your own hunting habitat (plant trees, food plots and develop a pond). Keep in mind that new ponds usually cost at least $5000.
4. Additional value can be added to the land with improvements that you can make over time.
5. Land can be a very stable investment that provides the owner enjoyment, annual earnings and a hedge against inflation.
6. Many times the cost of living is less in the country. With the internet, many business opportunities are available in a rural setting.
